Market Appraisal

PBKK researches prices for comparable properties in the area and presents a range of possibilities based on the initial information about the market and your property.

Property Marketing

PBKK visits your property and documents its features, conditions and marketability within the area. This is the basis for presenting a detailed proposal and budget with options for the owner to consider.

Conditioning

Under contract and an agreed budget with the owner, PBKK prepares the property for advertising and showing. This can include cleaning, furnishing, internet service, renovations, and any other enhancements that make the property as attractive and accommodating as possible to prospective occupants.

Photography

PBKK provides high quality photography of the property and surrounding area. We thoroughly document the condition of the property and create the most attractive presentation of the property to the public.

Advertising

PBKK advertises the property in a wide range of channels. Depending on the agreement with the owner, we are able to target both long and short term markets--business, holiday, and residential--in both Japanese and English.

Showing

PBKK receives inquiries through our website and advertising channels. We schedule and assign staff or subcontractors to show the property to prospective occupants.

Move-Ins & Move-Outs

PBKK coordinates and assures a smooth process for transitioning occupants while maintaining the property in its best condition. This includes placing occupants under a secure legal contract, and providing clear guidance to occupants on rules, good behavior, and how to make the most of their residency.

Maintenance

PBKK keeps constant track of property conditions. Reasonable maintenance costs are agreed in advance with owners and kept to a minimum through effective policy and diligent management of residents, who provide security deposits.

Communication

PBKK provides monthly reporting and timely updates on any time-sensitive matters associated with the property. Satisfied owners provide our best opportunity for business growth.
