I. Contract Summary
1. Rent Payment
Payments are due on the first day of the month. You can pay the rent at the management office or take advantage of one of our other options
2. Late Payment
If your rent payment is received (not postmarked) after the date specified on the Lease, you will be charged late charges as stated in the Lease.
3. Security Deposit
Security deposit cannot be used for last month’s rent and is refunded within 30 business days after Resident vacates the property, minus any unpaid Rent, repair costs to return the property to its prior condition, cleaning charges or other defaults and liabilities under the contract.
4. Failure to pay rent
If Rent payment is not received by the 5th day of each month MGH&AL can terminate this contract immediately without prior notice and can restrict the Resident from entering the room by any means necessary, including but not limited to, changing the room lock, etc. In addition, if payment is not received within 14 days of the payment due date, MGH&AL can initiate eviction procedures and can clean out the room without prior notification.
5. Rent Payment
Residents are responsible for their guests, who must leave the house if the Resident leaves, unless the guest is an overnight guest. The charge for overnight guests is ¥500 yen per day or night and the names and email address of the Overnight Guests must be provided to management.
II. House Rules
1. Rent Kitchen
Before cooking, put away the dry dishes, turn on the overhead fan and cover all food. when cooking. After cooking and eating your meal, clean the entire cooking area, counters and dining table.
b. Refrigerators and Food Boxes
All food items placed in the refrigerators and food boxes, must be covered (Tupperware, Zip Lock Bags, etc.) Do not use house dishes for storing leftover food in the refrigerator. It is also strongly suggested putting your name and room number on items kept in the refrigerator to avoid accidental disposal by Staff. Finally, all spoiled or out of date food will be disposed of in the appropriated bin.
People assigned to garbage duty must make sure the garbage is properly sorted, keep the bins emptied, place a fresh bag in the bins (place full bags in temporary garbage storage until the pickup date) and tape or tie recycle cardboard, books, and magazines.
If Staff or the House Leader do your garbage duty or empty bins overflowing with garbage, because Residents fail to do their duty, there is a ¥7,500 charge.
Food Garbage, must be put in a used supermarket bag, tied shut and placed in burnable garbage.
Combustible garbage duty includes small garbage bins in the living room and washrooms.
If you will be absent from the house for your duty, trade with a Housemate and tell your House Leader.
4. Storage rooms and luggage
- All items in storage must have your name and room number or they will be disposed of.
- Do not roll luggage across the floors.
- Shoes must be kept in the shoe’s box, not left in the entrance area.
- Please observe the quiet time listed in your contract.
3. Other rules
- Loud parties are not permitted in the house.
- Combustible materials (tobacco, candles, incense, etc.), space heaters, are not permitted.
- Moving furniture is not allowed.
- Do not use peer to peer, file sharing or download illegal files on our Network or touch any TV or Internet equipment without permission.
- The use of powdered soap in the laundry is forbidden
